Know the Difference

Pre-Qualified

Obtaining a pre-qualification requires providing us with a holistic view of your financial situation, including details on your debts, credit, income, and assets. We carefully review all the information and provide you with an estimate of the amount you can qualify for.


Typically, pre-qualification is a quick process that takes just one to two days. Once completed, you will receive a pre-qualification letter, a list of necessary items, and a loan estimate.


However, it's important to note that pre-qualification is based solely on the information you provide verbally and/or online for your application. It does not include a thorough analysis of your supporting documentation. Our focus is to provide you with an initial assessment based on the information provided, so you can take the first steps towards your home financing goals.

Pre-Approval

To obtain an official Pre-Approval letter, you will need to provide us with all the necessary supporting documentation as listed in the "items needed list."


Our team will thoroughly review and validate all the documentation you provide, allowing us to furnish you with an official Pre-Approval letter for a specified amount.


Going through the Pre-Approval process places you, the buyer, in a formidable position when competing with other buyers for homes. In today's highly competitive buyers' market, sellers prioritize serious buyers who have diligently completed their due diligence and obtained full Pre-Approval. By obtaining this official documentation, you demonstrate your readiness and financial capability, maximizing your chances of successfully securing your desired home.

Items Needed for Pre-Approval

When you prepare for the pre-approval process, make sure you have these items ready to go to make things go faster:


  • W2s from the last two years 
  • 1040 Federal Tax Returns from the last two years (all pages) 
  • Business tax returns and K1s (for business owners only)
  • 2 most recent paystubs 
  • 2 months of recent statements for all assets (checking, savings, money market, retirement, etc.) 
  • Driver’s license or passport 
  • Other documentation we might need may include:
  • Offer letter for employment, school transcripts, social security or pension award letters, divorce decree, bankruptcy papers, and short sale documentation
